The Sellability Score accurately measures a home’s propensity to sell in the next 90 days using a numerical rating from 0-1,000 (higher score = higher propensity to sell).

500 is the median score. Properties with a score of 500+ have a greater than average propensity to sell in the next 90 days. For example, properties with a score of 900 or higher are 10.2x more likely to sell and properties with a score of 1,000 are 15.3x more likely to sell as compared to properties with a score of 500.

Retail Score
Looking for retail listings or properties? You’ll want to focus on this score! The Retail Score indicates the propensity of a property to sell for any reason in the next 90 days.
This model is ideal for anyone interested in monetizing a traditional real estate deal. Agents, brokers, or anyone with an agent partnership that allows them to monetize real estate transactions, without being directly involved in the purchase or sale of the property, will want to pay attention to this score.
Rental Score
Looking for more rental properties? This is the score for you! The Rental Score indicates the propensity of a property to be sold and used as a rental property. This score is ideal for any investor looking to add more rental properties to their portfolio.
We call this our Investor Score or Networking score; many of the connections made with these leads are other investors looking to make deals.
Wholesale Score
Looking to buy investment properties at under-market value prices? Focus your attention on the Wholesale Score! The Wholesale Score indicates the propensity of a property to sell in the next 90 days at a discounted price.
This model is ideal for wholesalers, fix & flippers, and investors looking to purchase properties at a discount. These properties can indicate that the owners are either under financial distress or have the characteristics of a property previously sold at a discounted rate. We consider a discount to be any property that would be open to selling for 20% less than the listing price.
Leadflow Value
The Leadflow Value is an industry-leading property valuation model. The Leadflow Value is calculated using several factors, including the analysis of comparable properties. It is important to note that property valuation services do not consider the current condition of the property.
Cash Buyer
Owners who have likely paid cash for their property. Cash Buyers often have the liquid capital to help fund your deals. They are often in the real estate investing business and can also be used as investor leads for wholesale transactions.
Recently Delinquent
These properties have had a tax delinquency noted in the past 36 months.
Free and Clear
An equity-based lead, these properties are owned without any mortgage and are thus 'Free & Clear' of any debt.
High Equity
An equity-based lead, these properties are owned with a mortgage on the property and the loan-to-value is less than 60%.
Low Equity
An equity-based lead, these properties are owned with a mortgage on the property and the loan-to-value is greater than 80%.
Upside Down
An equity-based lead, these properties are owned with a mortgage on the property and the loan-to-value is greater than 100%.
Active Listing
An active 'For Sale' property listing.
Bored Investor
Absentee owners who have owned the subject property for a long period of time.
Flipped
This property has been bought and sold within the last 2 years, which could be an indicator that the property was renovated and sold for profit by an investor. Intrafamily transfers are filtered out of this lead type.
Foreclosures
Properties that have gone through the foreclosure process in their state and have been foreclosed on.
Foreclosure Activity
Properties that may go through the foreclosure process, but may not have entered or completed the foreclosure process yet.
Has Liens
A property that has any type of lien associated with it.
Long Term Owner
The same party who has occupied the house for the past 25 years is the owner of the property.
Potentially Inherited
Properties identified as potentially inherited either from parents to children or from spouse to spouse. These properties are not guaranteed to be inherited but show the characteristics of being so.
Pre-Foreclosure
Properties that are going through the foreclosure process, but have not yet completed the process.
Vacancy
Properties identified as being vacant, thus there is no one living at the property.
Zombie Property
Vacant properties that are in the pre-foreclosure process.
